Paloma Ranch

Approximately 93,000 acres located in Maricopa County, Arizona. The Ranch consisted of 39,000 acres of cropland, 5000 acres of drip irrigation, 92 irrigation wells, 300 miles of ditches and canals, cotton gin, grain facility, housing for 300 and a 5300’ private landing strip.

Sonoran Trails/Butterfield Ranch

Located in the Town of Gila Bend, Arizona, across the highway from the entrance to the Sonoran Desert Preserve the 2400 acre property is sandwiched between the Historic Old Hwy 80 and Highway 85. This combination of agricultural and native desert land was assembled and master planned for a residential community including the establishment of a community facilities district (CFD) for future infrastructure. Following the recession, the CFD was dissolved resulting in property sales to Arizona Public Service Company for utility scale solar plants and farmers and dairymen for agricultural uses. The company is currently marketing the remaining 1,131 acres.

Painted Rock Springs Ranch

41,480 acres of range land and cropland of which 22,368 was leased from the Bureau of Land Management. Located north of Interstate 8 and west of Gila Bend in Maricopa County.

Gila Airport

Historic Stockyards Office Redevelopment

The redeveloped the historic restaurant Stockyards site in Phoenix began in 2003 with the acquisition of the last seven acres of the original two hundred acre feed lot owned by Tovrea Land and Cattle Company. The Jokake team restored the original Exchange Building including the Stockyards Steakhouse and the property was granted Historic status by the City of Phoenix Office of Historic Preservation. The balance of the site includes the addition of 80,000 square feet of new commercial office and industrial buildings. The Jokake Real Estate Services team continues to provide Asset Management services to the property including property management and association oversight, leasing and sales.

Historic Farmers & Stockman's Bank Redevelopment

Preservation and redevelopment for the Jokake team continued in 2013 with The Farmers and Stockmen’s Bank adjacent to the Stockyards redevelopment on the site of the Tovrea Land and Cattle Company. The bank was built to service the thriving cattle industry located next door. Built in the early 1950’s, this building was designed by architect William Pereria. The remodeled building received historic designation by the city of Phoenix Office of Historic Preservation and redevelopment of the site included subdivision of an additional lot zoned for commercial office development. The Jokake Real Estate Services team continues to provide Asset Management services to the property including property and association management, leasing and sales.

Buckeye Industrial Park

The Company acquired 60 acres of agricultural land zoned General Commercial/Industrial in the city limits of Buckeye, Arizona with the intention of holding for resale to the development community. During the hold period, the company leased the property for agriculture production while planning for future development. The property was sold in two blocks; 20 acres to neighboring owners and the last 40 to a commercial developer.

Investment

The Jokake Development Services (JDS) team seeks unique land investment opportunities in need of recapitalization, repositioning, and/or entitlement. The Principles of JDS utilize their extensive experience and significant relationships in the Arizona land and real estate markets to identify, underwrite, entitle and dispose of land assets resulting in reliable returns for its investors.

Development

JDS leverages its vast experience with land owners, municipalities, consultants and buyers to facilitate a streamlined entitlement process. Adding value through entitlement approvals is the largest component of land appreciation when done properly. Utilizing the services of JDS allows land owners to fully participate in the benefit from the value increases resulting from the skills and talent of the JDS team.

Consulting

JDS is available to consult with landowners to assess their property and understand the short and long terms goals for the asset. JDS can then craft and implement a strategy to achieve these goals. The experience of the JDS Team in the Arizona real estate market is essential to successful and efficient site selection, land use evaluation, financial modeling, the formation of effective consulting teams and the implementation of an effective development plan.
